Stadsatelierdeville, or Stadsat for short, will bring together numerous experts from the construction sector, contractors, architects, a developer, manufacturers, academics, and students \u200b in one location over the coming years. They will share knowledge and develop innovations that make not only buildings, but the entire construction process, more sustainable and climate-friendly. The &euro;9.75 million project is supported by the Brussels authorities and the European Union through the ERDF/EFRO fund, and was officially presented to the public this week during Brussels Climate Week.</p><p style=\"text-align: left\"><strong>The challenge</strong></p><p style=\"text-align: left\">Currently, the production of materials for the construction sector accounts for as much as 11% of global energy- and process-related emissions. More than one in two trucks carrying extracted raw materials is destined for the European construction sector. Think of concrete, steel, wood, glass, insulation and finishing materials.</p><blockquote style=\"text-align: justify\"><em>&ldquo;The way the construction sector operates today exhausts our planet, pollutes the environment, and creates massive waste streams. This model is unsustainable. What we urgently need now is not further isolated specialization, but an integral approach that proves circularity at scale. This is precisely what Stadsatelierdeville aims for within the Brussels Bioregion: an active proof of concept uniting design, local raw materials, production, and craftsmanship.&rdquo;</em> <br>\u200bNicolas Coeckelberghs, co-founder of BC architects &amp; studies &amp; materials</blockquote><p style=\"text-align: left\">Yet, the Brussels-Capital Region is preparing to host a project proving that a radical alternative is possible.</p><p style=\"text-align: left\"><strong>The building itself as a first &quot;proof of concept&quot;</strong></p><p style=\"text-align: left\">Ironically rising on a former coal stock site, the project transforms a legacy of fossil energy into an operational model for decarbonized construction. Designed by Babini Geysen / Dandelion and BC architects, the construction project serves as a full-scale test pushing the limits of the current urban planning legislative framework.</p><p style=\"text-align: left\">To achieve this, the building&#039;s design and construction rely on four core constructive principles:</p><ol class=\"release-content-list release-content-list--numbered release-content-list--align-inherit\"><li><span><em>Bioregional Sourcing:</em> Prioritizing local materials to minimize transport emissions. Excavation soil from Brussels construction sites is reclaimed on-site to manufacture clay bricks, renders, and load-bearing wood and earthen vault floors. For the building envelope, the project uses fully traceable local timber provided by Sonian Wood Coop and straw bale insulation.</span></li><li><span><em>Urban Mining:</em> Direct harvesting of heavy structural components from urban dismantling sites across Brussels. Foundations reuse concrete slabs salvaged from The Dome (Anspach), requiring zero poured concrete. The primary frame incorporates steel profiles and wooden beams salvaged from the Pacheco building, alongside high-performance window assemblies recovered from dismantled European Union buildings.</span></li><li><span><em>Design for Disassembly:</em> Engineered as a fully reversible structure. Assembly uses dry, mechanical connections without permanent welds or cast-in-place concrete. Building layers (structure, skin, services, interior partitions) are kept strictly separate to allow clean maintenance or harvesting at the end of the concession (30 to 60 years).</span></li><li><span><em>Low-Tech Innovations:</em> Rejecting complex active systems, the building operates completely without conventional mechanical heating. It relies on passive climate principles: solar gain, thermal mass from earthen structures, and industrial-scale straw bale insulation.</span></li></ol><blockquote style=\"text-align: justify\"><em>&laquo; We are not just building a structure; we are crafting a new narrative. The founding partners (Democo, BC, Sonian Wood Coop, Natura Mater, Circular Timber, Herk &amp; Red) have officially signed a binding Circular Charter. </p><p style=\"text-align: left\">The partners believe that meaningful action and innovation emerge from open processes based on the sharing and open-source dissemination of knowledge. They recognize that transforming the construction sector requires a holistic and integral approach. As a collective of specialized professionals, \u200b ranging from contractors and architects to developers, material scientists and wood craftsmen, the signatories actively foster synergies within the ecosystem to drive systemic change.</p><p style=\"text-align: left\">By signing this charter, they commit to:</p><ul class=\"release-content-list release-content-list--bulleted release-content-list--align-inherit\"><li><span>Prioritizing production: Office spaces are strictly limited to a maximum of one-third of the total 9,300 m&sup2; area to preserve the site&#039;s primary function for manufacturing, transformation, and short supply chain logistics.</span></li><li><span>Fostering internal synergies: Users agree to look for expertise within the Stadsat ecosystem before seeking external service providers.</span></li><li><span>Sharing knowledge: Each partner commits to organizing at least two public activities per year. The site will serve as a hands-on learning environment for students, young architects, and craftsmen.</span></li><li><span>Achieving target KPIs: By 2029, the hub aims to process a minimum of 10 000 tonnes/year of waste prepared for reuse and 10 000 tonnes/year of recycled waste, while creating 35 to 50 full-time equivalent jobs on-site. The site also targets carbon neutrality for its infrastructure and operations by June 2027.</span></li></ul><blockquote style=\"text-align: justify\"><em>&laquo; Together with various partners, we want to lay the foundations for the future of the Belgian construction sector in Brussels. Over the coming years, we will share knowledge, work together with experts and academics, and continue testing and developing solutions so that we can make the construction process significantly more climate-friendly. &raquo;</em> <br>\u200bJochen Willen, General Manager of Democo</blockquote><p style=\"text-align: justify\">The opening of Stadsatelierdeville is scheduled for 2028. While the initial pioneers are already established, the hub is seeking additional partners, craftsmen, engineers, and material producers who want to join this central innovation hub in Brussels.</p><p style=\"text-align: left\"><strong>Improving waste streams in Brussels</strong></p><p style=\"text-align: left\">One of the most important objectives of Stadsaatelierdeville is to improve waste streams in the Brussels-Capital Region.</p><p style=\"text-align: left\">More specifically, it will focus on the reuse of three waste streams that are currently underestimated, undervalued and largely left unused.</p><p style=\"text-align: left\"><em>1. Geological</em></p><p style=\"text-align: left\">Approximately 2 million tonnes of soil are excavated in Brussels every year. Most of it is transported sometimes even as far as the Netherlands and Germany and dumped in quarries and mines.</p><p style=\"text-align: left\">Yet this soil serve as a raw material for circular and CO\u2082-neutral clay-based construction materials, such as clay plaster, clay bricks, clay screed and rammed earth.</p><p style=\"text-align: left\"><em>2. Biological, such as wood</em></p><p style=\"text-align: left\">These materials are sometimes lost, while in other cases they are purchased by other countries, including countries in Asia, and are not fully utilized locally. These materials store CO\u2082 and can have a longer lifespan when reused locally.</p><p style=\"text-align: left\"><em>3. Urban</em></p><p style=\"text-align: left\">Many buildings in Brussels are still not selectively dismantled but demolished. Valuable existing building elements are consequently crushed and downcycled because there is insufficient space to store materials such as steel beams, windows and insulation.</p><p style=\"text-align: left\"><strong>About the initiative:</strong></p><p style=\"text-align: left\">The TM STADSAT consortium brings together Herk &amp; Red (Democo Group) and BC (architects &amp; studies &amp; materials). The project is co-financed by European Union FEDER/EFRO funding, with the active support of public stakeholders: the Port of Brussels, Brussels Environment, the Bouwmeester Ma&icirc;tre Architecte
